asked questions from our website. If we did not
address your question, please feel free to

Legal ownership

Yes, you own the property outright in Las Fincas.
There is no rental contract or lease involved, your
purchase is fee simple. You are the owner and will
have a registered document outlining this in the
Catastral- Nicaragua’s land management office.

Title

Las Fincas carries a master policy from First
American Title based in Miami. They require
extensive research on the land title before we get
this policy. This is typically tracing ownership for
over 30 years to insure it is clean, legal and there
are no pending disputes.
While we have this policy, you would have to get
your own once the property is dismembered from
the master. We can help you though this process
and have negotiated a terrific rate for our clients.
LOA  (Land Owners Association)

Las Fincas is governed by the Land Owners Association (LOA). It is made
up by all the land owners in Las Fincas and is self governed.
Each owner signs the contract and this contract is mentioned in your
escritura or purchase agreement.

There is a $500 annual fee related to maintaining roads, water systems and
security.
We also ask for an equal voluntary-
not mandatory- contribution to the
Nica Dev Fund.


Political situation

Much discussion is centered on Nicaragua’s government. Unfortunately,
most of this is incorrect and misconceived. The truth is that Nicaragua is a
democracy and has been at peace for over 20 years. The fact of the matter
is that Nicaragua has been in fewer wars than the US!  Nicaragua is a
peaceful country and considered the safest in Central America and most
likely lower in crime than the city in which you currently live.

The recently elected administration has shown that they are committed to
protecting land ownership rights and will not tolerate abuses.
"Our goal is to fight poverty" the president said at a recent meeting. "I
can't fight poverty without the help of foreign investment".


Water

Water is supplied to Las Fincas through our own well system. At this time
there is no charge for the water. However, the Land Owners Association
may decide in the future that monitoring usage is appropriate and perhaps
even implementing a charge for water.
As all changes in the CC&R’s, this change would have to be voted on by all
owners.

Our well is 220' deep, past Nicaragua's famed "blue rock" and into the
aquifer. This water is free of all bacteria and is clean and pure for drinking.
Currently, the well is supplying over 40 gallons of water per minute which
is pumped to a holding tank or "pila" up on top of the property. Water is
then supplied to each lot line via gravity from that point.

Water for The Haciendas is supplied by your own personal well, included
in your purchase price.


House sizes

We have set up some requirements to allow every land owner to enjoy the
natural tranquility of the area. These are outlined in our CC&R’s.

We do not have a minimum that you must build, nor do we have a time in
which you need to start your construction. We ask only that once you
begin, you complete the work in one calendar year. This helps avoid the
homes in perpetual construction so common in Central America.

We have a limit on one story homes.
While you can have multiple levels of homes on a building site, no single
building may exceed one story in height. This allows us to maintain view
corridor’s for all residences and does less damage to the ambiance of the
area.

Las Fincas has a limit to the total roof area you can build. The typical
total roof square footage on a lot under 3 acres is 3500 square feet of
roof area (including covered patio’s, garage, maid’s quarters and/or guest
homes).


Building costs

Quality houses can be built for prices ranging from $75 per square foot
upward. Much of this depends on what style you choose to build and most
importantly the details you want in your house. A house built utilizing
local materials would be less than one utilizing imported materials.

Through the Nica Dev Fund, we have assembled a crew of local builders
who live in our community and are assisting them in forming their own
construction company. We have several samples of their work to show
you and you have the added comfort of knowing you are assisting our
neighbors.

Nica Dev does not require you use  the builders we are familiar and we
would be happy to introduce you to a variety of outside builders we know
and trust.

Subdivision

Sorry, in order to protect the natural ambiance and lower our human
impact, we do not allow
subdivision of any lot we sell.


Distance

Las Fincas is located about 2.5 hours south of Managua, 30 minutes or so
north of the Costa Rican border. We are about 15 minutes south of San
Juan del Sur, Nicaragua’s favorite beach destination. For maps, click

Beaches

Las Fincas is located about 5 minutes from beautiful beaches. Closest are
Escamequita the local river from which we took our name Las Fincas de
Escamequita and Playa El Yankee (correctly spelled El Yanqui), a world
class surf spot that not so many people know about. Shhh.

The Reserve

Las Fincas is proud to have over 450 acres under protection in private
ownership. We are in the process of making this a nationally recognized
private reserve (Resrva Privada).

It is our intention to allow all Las Fincas owners and the public access to
our reserve area if you are willing to follow our strict guidelines against
hunting, taking specimen and/or disturbing the animal life in any way.
We encourage you to explore and learn in our reserve but appreciate you
doing so with a qualified guide. It makes your experience much more
rewarding.

Las Fincas will also offer guided horse back tours through the reserve in
the near future.

Commercial

Las Fincas has strict regulations on commercial use. We have sold a few
commercial parcels that have separate regulation but most of what we
offer is private use and therefore commercial operations of any kid are not
allowed.

Travel

The closest airports are Managua, Nicaragua and Liberia, Costa Rica.
Managua allows you to travel freely across the county while through
Liberia the border crossing may present some delays at times. You should
research flights to both but we typically recommend Managua as your first
destination into the country.

American Airlines flies out of Miami twice daily.

Delta Airlines flies out of Atlanta daily and recently added direct from
LAX flights twice a week.

Continental offers daily flights from Houston.

Taca Airlines offers twice daily flights from LAX and twice weekly non-
stop flights from LAX.

Spirit Air flies out of Ft. Lauderdale and offers low cost fares.


Donations

The Las Fincas Reserve and Nica Dev Fund are both non-profit operations.
We encourage our homeowners to contribute a voluntary amount equal
to the LOA each year ($500) but this is not mandatory.

You and your like minded friends can contribute to our efforts directly
through our website.

While we are not a 501 c3 recognized organization, I can assure you that
100% goes directly into our local initiatives with no management fees
taken. Ever.
